Obtaining a mortgage in Poland with income in a foreign currency (other than Polish Zloty, PLN) is very challenging. This is because Polish law is strict and Polish banks are very conservative.
According to Polish law, the mortgage currency must match the borrower’s income currency. There is only one exception: if you run a business registered in Poland (or you are self-employed) and you issue invoices in a foreign currency, you can still obtain a mortgage in Polish Zloty.
Currently, only one bank in Poland offers mortgages in a foreign currency: Alior Bank.
The only acceptable foreign currency for a mortgage in Poland is EUR. If your income is in any other foreign currency, you cannot get a mortgage in Poland.
RULES FOR FOREIGNERS
If you are a foreigner and have income in EUR (or PLN), you may be eligible for a mortgage in Poland if you meet the following criteria:
- You work and live in Poland.
- You have a residence card, or if you are an EU citizen, a certificate of registration of residence.
If you do not meet the above criteria, you cannot obtain a mortgage in Poland. For example, if you are a foreigner working and living abroad, you are not eligible. However, if you work and live in Poland and are officially registered, you have a good chance of approval.
Polish banks accept different sources of income, including:
- Permanent employment contracts
- Fixed-term or temporary employment contracts
- Casual contracts (umowa zlecenie, umowa o dzieło)
- Self-employment
- Running your own business
- Rental income
RULES FOR POLISH CITIZENS
If you are a Polish citizen and earn income in EUR (or PLN), you may be eligible for a mortgage in Poland if you meet the following criteria:
- If your income is from outside Poland, it must come from an employment contract.
- You have a Polish passport or Polish ID.
In short: you may qualify if you hold a Polish passport or ID and receive employment income in EUR (or PLN). If your income comes from within Poland, various sources are accepted – not only employment contracts. The only acceptable income from outside Poland is employment.
MORTGAGE IN EUR IN POLAND (ALIOR BANK)
As mentioned above, Alior Bank is the only bank in Poland that offers mortgages in EUR. Here are the key parameters of its offer:
- Minimum down payment: 13% (23% down payment gives a better interest rate)
- Additional financing: Possible for renovation/finishing works
- Maximum period: 35 years
- Interest rate types: Variable or 5-year fixed
- Arrangement fee: 2% (or 1% if you purchase life insurance from the bank)
- Early repayment: Free of charge
5-year Fixed Interest Rate
At the time of writing (27.08.2025), the 5-year fixed rate is 6.3% with a 13% down payment, and 6.0% with at least a 23% down payment. The arrangement fee is 1%, and the bank requires life insurance for 5 years. This insurance must be paid upfront and costs 5% of the mortgage amount.
There is also an alternative option without life insurance. In this case, the arrangement fee is 2%, and the interest rate is 1.0% higher.
After the 5-year fixed period, the bank will propose a new interest rate for the next 5 years. If you do not accept the offer, the mortgage will switch to a variable interest rate, calculated as: Bank’s margin + EURIBOR 3M. Currently the Bank’s margin is 3.9% (with a 13% down payment) or 4.2% (with at least a 23% down payment). Without life insurance the margin is 4.9% or 5.2%.
Variable Interest Rate
A variable rate is calculated as: Bank’s margin + EURIBOR 3M. The bank’s margin is fixed for the entire loan period, while EURIBOR 3M is variable and reviewed every 3 months by the bank.
As of 27.08.2025, the variable rate from Alior Bank in EUR is:
- 6.12% with 13% down payment (4.2% margin + EURIBOR 3M)
- 5.92% with at least 23% down payment (3.9% margin + EURIBOR 3M)
Conditions:
- 1% arrangement fee
- Mandatory 5-year life insurance (5% of the loan amount, paid upfront)
Alternative option (without life insurance):
- Higher arrangement fee (+1%)
- Higher interest rate (+1%)
