0% tax when buying a home in Poland

If you buy a property in Poland you might have to pay PCC tax (a tax on civil law transactions) but some important changes take effect from today (31st August 2023).

How much is PCC tax?

The rate of this tax is 2% of the property purchase price. So if the purchase price is e.g. 500,000 PLN you will pay 10,000 PLN to the Polish government as PCC tax.

PPC tax applies when you buy a property from an individual person. You don’t pay this tax if you buy a property from a company. This is because a company pays VAT tax.

First-time buyer exemption from PCC tax

If you are a first-time homebuyer you don’t have to pay PCC tax. This is the new regulation which take effect from today (31st August 2023).

A first-time homebuyer is a buyer who has never owned any residential property.

If you are a co-owner of a residential property in Poland, you have a share up to 50% and you inherited that, you also qualify for exemption from PCC tax.
